Data agreements

The registry, the assessment roll, the sold prices and the construction cost books are all paid, contract-only services. PropAgent buys them in its own name. This page is the current, honest state of each agreement — including the ones not signed yet, and what a report shows while they are not.

What we promise

  • • PropAgent holds every data agreement in its own name. You are never asked for a provider login or an API key.
  • • A figure appears only when the agreement behind it permits it. Otherwise the report says the figure is not established.
  • • Where a public benchmark stands in for a licensed figure, the report names the substitution instead of hiding it.
  • • No paid source is scraped, and no portal is read through a personal account.

Teranet / GeoWarehouse (Ontario land registry)

Under application

Registered sale prices and dates, instrument numbers, and the legal parcel identifier for each lot.

Contract:
Commercial data agreement between Teranet and PropAgent AI, with a named commercial-use schedule for a software product.
Commercials:
Per-search pricing plus an annual platform fee. The figure is under negotiation and is not published here until it is signed.
Until it is in force:
No registered sale price is shown anywhere in the product. Reports say the sale history is unverified rather than filling it from a listing portal.
Next step:
PropAgent to complete the commercial-use schedule and account verification. Nothing is required from you.

MPAC (Ontario property assessment)

Under application

Assessed value, year built, floor area, bedroom and bathroom counts, and the assessment roll number.

Contract:
MPAC data licence agreement covering redistribution of derived figures inside client-facing reports.
Commercials:
Annual licence banded by record volume. Not published until the agreement is executed.
Until it is in force:
House characteristics come from the City's building records and your own entries, each labelled with where it came from.
Next step:
PropAgent to submit the commercial licence application and the product description MPAC requires.

PropTx / TRREB MLS feed

Identified, not applied for yet

Closed sale and lease prices for individual comparable properties, with dates, sizes and days on market.

Contract:
IDX/VOW data licence held through a registered brokerage, or CREA DDF access sponsored by a member brokerage.
Commercials:
Monthly feed fee plus brokerage sponsorship. Requires a registered brokerage of record.
Until it is in force:
Sale price per sq ft falls back to published survey averages, and every report states that the figure is an area average, not a comparable sale.
Next step:
PropAgent to appoint a brokerage of record and apply for the feed.

Urbanation rental survey

Identified, not applied for yet

Asking and achieved rents by bedroom count for new purpose-built and condo units, quarter by quarter.

Contract:
Subscription with a redistribution right for figures shown in client-facing reports.
Commercials:
Annual subscription. Redistribution right is priced separately.
Until it is in force:
Rent falls back to the CMHC October survey — one reading a year across a whole zone — and is labelled as such.
Next step:
PropAgent to subscribe once report volume justifies the redistribution right.

Altus Group construction cost guide

Identified, not applied for yet

Current hard construction cost per sq ft for low-rise construction in the GTA, by building type and quality.

Contract:
Cost data licence permitting use inside a commercial software product.
Commercials:
Annual licence. Redistribution of raw tables is not permitted; derived per-project figures are.
Until it is in force:
Build cost falls back to declared permit values, which are a fee basis rather than a builder's price, and the report says so.
Next step:
PropAgent to request the software-product licence quote.

RSMeans (Gordian) city cost index

Identified, not applied for yet

Assembly-level construction costs adjusted to the Toronto index, used as a second opinion on build cost.

Contract:
RSMeans Data API subscription with the API redistribution add-on.
Commercials:
Annual API subscription priced per seat and per call volume.
Until it is in force:
There is no second opinion on build cost, so the single cost figure carries a wider stated range.
Next step:
PropAgent to trial the API once the primary cost licence is in force.

Customer-supplied logins or API keys

Deliberately not pursued

Nothing. Listed here because it is the shortcut PropAgent will not take.

Contract:
None.
Commercials:
None.
Until it is in force:
PropAgent will not ask you to sign in to a land registry on its behalf or paste your own key. Most of those licences forbid it, and the breach would be yours, not ours.
Next step:
No action. This position does not change.

Apply for one of these agreements — the commercial application, with the terms PropAgent signs up to. You are never asked for a provider login or API key.
