Getting real sale prices and building details
Zoning, lot outlines and building-permit costs already come straight from the Cities, free. Two things are not free: what a property actually sold for, and what is standing on it today. Both are available under licence, and both slot into PropAgent the moment you hold an account.
Teranet / GeoWarehouse
What you get. Registered sale prices, transfer dates, PIN and legal description — the official Ontario land registry record, not an estimate.
Who can sign up. Real estate professionals, appraisers, lenders and brokerages in Ontario. A business number and proof of professional use are normally asked for.
- 1Go to geowarehouse.ca and choose Sign Up. Pick the plan that matches how many properties you look at each month.
- 2Complete the account form with your brokerage or business details, then wait for Teranet to verify you — this usually takes a few business days.
- 3Once approved, ask their support team for API or data-feed access. Say you want programmatic property and sales lookups, not just the web portal.
- 4They will send you a base web address, an account number and a key. Give those three to us on this page and the app starts pulling real sale history.
Priced per search or per monthly bundle. Expect a monthly minimum.
MPAC
What you get. Assessed value, year built, floor area, storeys, bedrooms and bathrooms, and the roll number for every property in Ontario.
Who can sign up. Municipalities, and businesses through MPAC's commercial products team.
- 1Open mpac.ca and go to Products and Services, then Property Data Products.
- 2Send the enquiry form describing the use — automated development screening across the GTA — and the fields you need.
- 3MPAC replies with a licence agreement and pricing. Sign it and they issue a customer ID and API credentials.
- 4Give us the base web address, the customer ID and the key, and building characteristics fill in on every profile.

What we will not do
We do not copy listings, photos or sold prices from Realtor.ca, Zillow, HouseSigma or similar sites. That content belongs to CREA and to individual brokerages, and their terms forbid automated collection. A report built on copied data cannot be shown to a client, a lender or a committee — which defeats the point of the report. If you want live listing data, the legitimate route is a DDF or IDX agreement through a licensed Ontario brokerage, and we can plug that in the same way.
