Two independent public sources, asked the same questions. CMHC surveys what finished homes earn; the City of Toronto publishes what builders filed it would cost to build them.

What one new home is worth, and what it costs to build

Rent covers the filed construction cost in about 2.9 years before land, fees, financing and vacancy — a screening ratio, not a return.

CMHC does not publish a construction cost, so it has nothing to say here.

$313 per sq ft median, $186–$516 between the quarter points, from 855 filings

This is the builder's own filed estimate at permit time. Real tendered cost usually lands above it, so treat it as a lower bound.

Are prices rising?

The rent survey is published once a year, so it moves slowly.

New housing price index at 144.2 (2026-07-01), published by Statistics Canada, not by the City.

An index shows direction only. Neither source gives a dollar-per-square-foot sale price, and we will not infer one.

What is deliberately missing

  • No figure here is a board-sourced comparable sale. PropAgent holds no MLS licence, so sold prices, sold dates and days-on-market from HouseSigma, Zillow or Realtor.ca are not used at all.
  • Rent is the CMHC Rental Market Survey average for the census metropolitan area, not for this street.
  • The City figure is the construction cost a builder filed on a permit. It excludes land, fees, financing and profit, so it is a floor on what a project costs, never the whole cost.
