1. What a PropAgent AI report is

A PropAgent AI report is an automated feasibility screen. It reads the zoning rules and reference data we hold for the municipality, applies them to the property details you supply, and shows the development scenarios that appear to be available together with an indicative view of their economics.

Every rule we apply is shown with the by-law provision it comes from, the date that version came into force, and a link to the official source. Every number we cannot derive from a rule or a cited benchmark is labelled as an estimate.

2. What it is not

It is not planning advice, legal advice, engineering advice, an appraisal, or financial advice, and no professional relationship is created by using it.

It is not a zoning certificate, a pre-application consultation, a committee of adjustment opinion, or any form of municipal approval or pre-approval.

It is not a promise that a municipality, conservation authority, utility, or tribunal will approve anything described in a report.

3. The data behind a report

Reports draw on published municipal by-laws, provincial legislation, open government data, and cost and market benchmarks from published sources. Each item carries a source and a confidence level, and we record which version of every rule set, cost set, scoring model and financial model produced a given report.

Public data can be out of date, incomplete, or superseded between our refresh cycles. Site-specific overlays — heritage designations, conservation authority regulated areas, easements, restrictive covenants, site plan control, holding provisions, minimum distance separation, environmental conditions — may apply to a property and not be reflected in our data.

Where we do not hold enough information to reach a conclusion, the report says so instead of guessing. An absence of a flagged risk is not evidence that no risk exists.

4. Financial figures are illustrative

Construction costs, development charges, sale prices, rents, interest rates, absorption and timelines are modelled from benchmarks and from the assumptions you enter. Actual costs and revenues will differ, often materially.

Sensitivity ranges show how an outcome moves if an assumption is wrong. They are not a forecast, a valuation, an offer, or a recommendation to buy, sell, finance or develop any property.

5. Verify before you act

Before you make an offer, waive a condition, or commit money, confirm the findings with the municipality's planning department and with your own qualified professionals: a planner, a land-use lawyer, a surveyor, a designer or architect, and a cost consultant.

You are responsible for the decisions you make. To the fullest extent permitted by Ontario law, PropAgent AI accepts no liability for loss arising from reliance on a report.

6. Your account and acceptable use

You may use reports for your own purchase, development, brokerage or advisory work, including sharing a report with your own client or lender. You may not resell reports as a data product, scrape the service, or present its output as the work of a licensed professional.

Shared report links are unlisted and can be switched off at any time by the person who created the report. Treat a live link as public.

7. Beta status

PropAgent AI is in private beta and currently covers Toronto and Mississauga only. Coverage, rules and models change during beta. If a report looks wrong, use the feedback box on the report — a human reviewer reads every submission.
